Maesta is accessible to people with reduced mobility, on the ground floor there is a suite with a direct private entrance from the garden. The suite is connected to the house but also indipendent. The doors are large enough for a wheelchair, the bedroom has 2 single beds which can be joined together, the bathroom is very large and the shower has a flat floor. 

Cinema room with 12 professional armchairs and 4k screen. Guests can log in with their account to prime video, Disney plus, YouTube, and any internet content. It is also possible to connect your computer to the screen and use the cinema room as a conferece room. It is also possible to connect a playstation and play.

When the owner bought the Villa about 40 years ago, he made only internal improvements, by dividing the rooms in order to have a more habitable house, without modifying the external architecture. There was no reconstruction or structural manipulation also because the Villa is protected heritage by the “Belle Arti” (Historical and Artistic Department of the Region Tuscany): the main structure has remained as it was in the 1600’s. For example, the old roof has been taken completely apart, tile by tile, and then reconstructed by hand.

Until some years ago the owner used to live there with his family, thus the house still has a very cozy and lived in feel to it. The house is extremely well cared for in every detail. The large park with its different terraces and sitting places is a jewel of a vanishing time, it offers splendid views and complete tranquility. This is the perfect place to relax, with a book under those old trees, or to have a glass of Chianti wine with good and new friends.

In this villa you will be warmly hosted by the owners who will be pleased to explain all details of this splendid property's history. It will be as a full immersion back in time, in the real Tuscan style of life and authentic atmosphere. All original features and antique pieces have been matched perfectly with all modern facilities you might need for a relaxing vacation in a deluxe comfortable holiday home in Tuscany! 


The most part of the furniture is antique and comes from the period between 1500’s and 1800’s. The fireplace situated now in the living room on the ground floor is authentic from the 17th century and was originally located on the first floor where the kitchen and rooms were set. On the left side of the fireplace, there is an authentic door of the 1600’s with etchings and locks of the same period.

There are 7 bedrooms and 6 bathrooms. It offers space and comfort for up to 12 people..

On the ground floor, you find also the main kitchen with dishwasher, oven, stove, stove fan, fridge and all dishes. The kitchen has an open fireplace for a BBQ. Further more there is a spacious living room with fireplace and living room

One the ground floor there are 3 bedrooms: 1 double room and 1 twin room share 1 bathrooms with shower and an other double rooms has a bathroom equipped for disabled and a small living rooms with private access to the garden

On the second floor there are 4 double rooms with bathrooms (two of them ensuite), sitting room, laundry and a small terrace with direct access to the BBQ area.

The villa is strategically set between the beautiful towns of Arezzo and Greve in Chianti - with easy access to public transportation and major highways to go to Florence, Siena, Assisi and the largest lake in central Italy Lago Trasimeno.

Two large arches with ample doors open up onto the terrace, which is right in front of the house. This is very pleasant in summer when the houses merges with the outside area. The terrace is perfect for a breakfast or a lunch outside under the shade of old trees.

The villa has been built in the years between the 1500's and 1600's, in typical style of that time, wth local materials like stone, wood and fired bricks. It used to be a spontaneous kind of construction. The name of the villa "Maestà" means a representation of the figure of the Madonna (Our Lady) with Jesus in her arms. There are actually many representations of the Madonna, usually found at the houses or buildings walls, in small chapels or niches along the paths of the countryside, churches, etc. In the case of this villa, there is a MAESTA located in the right hand corner of the second entrance (close to the kitchen).

The main access to the house is made through an old handmade gate which dates back from the 1500’s. The gate has not weldings, made of wrought iron. Passing the gate, on the right side in correspondence with the curve, you find an antique well from the 18th century from where all the people of the village used to drew water from. In the past, the Villa was a farmhouse where lived a sharecropping family: on the ground floor there were the basement storage and the stalls where you can admire a beautiful round arch. These places served as loggings for larger animals, bulls and cows, that were able to warm up the first floor, where the rooms and kitchen were located.

The splendid piece of furniture located right in front of the fireplace is a large 1600’s Tuscan sideboard with legs which was used in the service of the sacristy (we can notice round pattern on the base because the machine used to make hosts for the church). In the center of the living room there’s a splendid table of the 1500’s; it was divided longitudinally in two because it could not fit in the luggage truck of the Italian consul when, during the 1930’s, he moved to the USA and afterwards returned to Italy. Also note the wooden staircase that leads to the first floor: all its balusters and trimmings are authentic of the 1600’s period.

The small terrace on the first floor (known in Italian as "Verone") faces South in order to make advantage of the sun’s heat in winter. In the "Verone" there’s also a wood burning oven for making bread, also this an 17th century feature of the villa.

SWIMMING POOL and garden

The brand new private heated pool is 12 x 6 meters and is approximately 100 meters from the house, located between olive trees in the lower part of the garden. A splendid area for relaxation, sunbathing, swimming and just lazing about. The pool can be used even on May and September, provided of heating system, with no extra cost! It is an ideal place for sunbathing and relaxing in perfect privacy. 

The entire park (200.000 square meters) is fenced in and completely safe, thus making this a paradise for children. A private road with a heavy iron gate leads to the property. Your privacy is complete. A safe car park is on the ground. An outdoor BBQ area and a terrace are at your disposition.

There is a Jacuzzi for 4-6 people only 60 meters from the villa in the middle of the family olive grove, where you can catch some Tuscan sun and a well lit outside terrace where you can sit and chat until the small hours of the night.

A wonderful Outdoor-Whirlpool for 4-6 people is expecting the guests of VILLA MAESTÀ. Here is the perfect place to relax after a long day of site seeing and ..... of course shopping!


The position of the holiday home permits morning strolls to town for some hot pastries and a fresh cup of cappuccino.

Maestá is located right outside of Arezzo, near a charming little town called Pergine and several delicious vineyards. Laid out on two floors this deluxe vacation villa rental offers all modern amenities and comforts.

LA MAESTÀ is a freestanding Villa inside a huge park, full of old trees, cypresses, olives, oaks and grapes. The villa is located right in the heart of the CHIANTI Region inside the triangle FLORENCE, AREZZO an SIENA. The closest little village is only 5 minutes walking. Pergine Valdarno is a cosy little Tuscan village with all facilities, pizzeria, restaurant, doctor, two bars and a small grocery. Great quality wineries surround the town and you can even organize your own wine tours in the area, the owner will be happy to help! A nice farm offering direct sales is situated 5 minutes driving

During High and Mid Season most rentals accept only Saturday as a starting day. In Low Season, that’s mainly October to April we accept any starting day! All Prices on our website are in Euro. Hi, We had a great week at the Villa Maesta. Massimo and Alessandra were perfect hosts and the VIlla was even roomier than in the pictures. Villa was just perfect. Unfortunately, the weather was not that good during our holiday which affected the spirit a little. Likely we could have a heating in the Villa with extra cost. Also the heated pool was not warm enough for the children to play. Jacuzzi on the other hand was a nice extra and really warm. Massimo and Alessandra cooked us a lovely dinner one evening and organized a wine tour on a another day which was really nice. All the booking and the communication with Villa Toscany and Alessandra was super smooth and easy.

LaMaesta in Pergine was our favorite stay on our extended stay in Italy. Alessandra and Massimo welcomed us as family members into their villa! They were also so helpful in pointing out places to visit in the region. The villa is centrally located in Tuscany in a quiet village with food and other essentials available within walking distance. A car is necessary if you plan to do any regional travel since the nearest train station is about 15 km. The villa is large, peaceful and loaded with amenities to prepare your own food if you desire or just relax and enjoy the countryside. The villa is quite historic with several features true to the period including some furniture and artifacts. The pool was comfortable for some of our guests even into October and the hot tub was perfect. We couldn't have been more pleased. If we come back to Tuscany we will definitely stay here again. La Maesta is a very peaceful place to spend some time in an authentic old Tuscan Villa. Great location within walking distance of everything you need in a very small but charming village. The owners Allessandra and Mossimo were wonderful, and we greatly enjoyed the night they prepared a fabulous Tuscan dinner for us. The pool is amazing on a hot afternoon, or any time for that matter, with it's private location in the olive orchard. The back patio was a wonderful place to relax and eat. Nothing fancy, just roomy, relaxing and authentic. It was a good location to launch our outings to Siena, Chianti, Florence, Orvieto and Asissi from. The drives out into the countryside were beautiful, but coming back to the villa at the end of the day was the best. It's a great place!

Wow what an exceptional villa! We searched a while looking for a place that had a pool and was close to a village. It did not need to be a large village, just something with a store, butcher, gelato, etc. This is the place! From the moment we made contact with Tuscany-Villas.com we knew we were in for a great experience. Thomas and Sabine were very responsive to our questions and were easy to get a hold of. Once we confirmed our booking it only got better. Alessandra and Massimo (owners) are wonderful people, we were so fortunate to book their villa. From the moment you arrive through the gates lined with flowers and trees you know you’ve arrived. They were so welcoming and quickly gave us a tour and were on their merry way so we could start enjoying the home. This place is private, peaceful, lush, a pool to die for (10 lounge chairs with sun shades…hello:)!), plenty of outdoor and indoor space. If you stay here you must have Alessandra and Massimo cook for you…AMAZING!!! They will cater to your needs, vegetarian, gluten free whatever you need. Make sure you are hungry because it is a 4 course dinner with lots of wine! I know searching for a villa is hard because you’re looking at pictures and reading tons of reviews. Trust me… working with Tuscany-villas I was confident about the booking process and this is a beautiful place to stay and you and your party will not be disappointed. We will be back with the rest of our family who did not get to go this year and after seeing the pictures were extremely bummed they did not. Have a wonderful time and Arrivederci!

This villa was wonderful - clean, beautiful, spacious. The size & location was perfect for our group of 9 ladies. It is within 1 or 2 minutes walk to a small gerocery, a butcher, a fruit store, a butcher, and a FANTASTIC restaurant. So we could stroll into the village and purchase our daily meals. It is also within a short drive to several lovely hill towns and vineyards. Our hosts were gracious and helpful. They provided us with a delicious meal upon our arrival, as well as an excellent wine. I recommend this villa to anyone without hesitation, and will try to rent it again, if I return to the same area.

We had a truly great time while we were there. The house was an ideal location to bring together 3 generations of family and friends for a relaxing holiday in Tuscany. Although the pool was too cold to go swimming, the boys enjoyed climbing in the olive trees, hunting for lizards in the stone walls, and running around the tremendously spacious garden. The local villages were extremly charming and we ventured out to many of them but there was always someone who prefered to lounge around the house, enjoying the tranquility, often just reading a book in the sun. We felt that the kitchen could be a little bigger and better equiped to cook for large groups but Allesandra and her husband proved to us that it was totally possible when they cooked for us a traditional (and wonderful) Italian dinner one evening. We really had a nice time and Alessandra made us feel most welcome into her home.

Wow what a great vacation villa! Our family traveled in June of 2010. We were a party of 10 with ages ranging from 6 to 77. After a long internet search (30-40 hours) we found Maesta. If you're looking for an authentic Tuscan vacation villa...there is no need to duplicate our search. Here is what we wanted in a property: A place that was felt like a Tuscan villa, not a page out of a magazine (don't get me wrong this place is authentic and beautiful, just not uptight); Lots of room and private space; great pool; walking distace to a "real" Tuscan town and centrally located to all major Tuscan cities. Maesta filled all our needs and more. The villa is a beautiful 15th century building that is decorated with authentic tuscan antiques. The bedrooms can be broken out into suites for families and are large and really comfortable (villa's only negative - the kitchen appliances are a little dated, but serve their purpose). The grounds are large (plenty of privacy) and filled with olive trees, herbs and interesting plantings...picture lightly manicured and natural. The pool area is beautiful! Pergine Valdarno is a wonderful little town with lots of friendly faces. Great little stores (Grocery, produce, cafe, bar, gift shop and a wonderful butcher shop). The town's restaurant is awesome! Family owned with homecooked local fare and tasty pizzas. We went several times and had them make a cake for my daughters birthday...delicious! Lastly and most importantly, Maesta's owners Alessandra and Massimo were wonderful. They were responsive to any needs we had and treated us more like friends than guests. They were also great with tips on what to do in Tuscany, and cooked us a fantastic meal! When we left, it was hugs and kisses and a vow to return...we really didn't want to leave. Thanks Alessandra and Massimo for a great vacation!

We had a great time in the “La Maestà”. The big house offered plenty of space for us (three families, 11 people). The rooms are comfortable and provide plenty of space for the storage of all the individual belongings. The kitchen is a bit small, but we managed to create marvelous menues! In the garden, we had so many dinners and sat together till late in the night in a really nice atmosphere. In fact, the “villa” deserves its designation because of the breathtaking garden (or should we better say park?). That’s because Massimo spends a lot of his time to maintain the proper environment such as the lawn, the pool, the plants and the flowers in an extraordinary condition. The swimming pool area is the point of "dolce far niente" of course – really a small “jewel”. One of our hobbies is mountain biking. There was a former stable were we stored all our 10 bikes. The area here is just a paradise for biking: the walking trails are perfectly signed and you will find tracks for each level. One of the unforgettable moments was the dinner evening, where Alessandra, Massimo and Nina gave us a lesson in fine Tuscany cooking. Absolutely top! We all thank you for a perfect time in the La Maestà.

Our family of 14 vacationed at Villa La Maesta from June 20th to July 4th. We were celebrating our 50th wedding anniversary with our 4 children, their 3 spouses and 5 grandchildren. Maesta and the incredible grounds of olive trees and swimming pool, graciously embraced our family. We felt very much at home. The townspeople of Pergine Valdarno were friendly and sweet. Our stay at the Maesta villa was perfect and the villa lived up to every expectation. The owners have provided for nearly every need for an away from home stay. Owners Alessandra and Massimo were fantastic. They are young, friendly, and energetic. It is very nice to have the owners of the villa nearby. The place is kept in good order. We booked them to cook dinner for us (twice)and the meals were excellent. Authentic representations of Tuscan cuisine, complete with a beautiful table setting. I highly recommend that you get them to cook for you at least once. Plus they sourced the good local wine and gave us instructions for filling up ourselves. Every guest received nice towels and an embroidered robe. This was great for going down to the pool or relaxing. It made you feel at home. Plus, the villa had plenty of decoration. It didn't look bare walled the way some rentals do. The pool was heated (rare for Europe) and therefore very usable. The villa is centrally located so day trips are very easy to handle. I would come back to this villa in a minute !

This was the vacation of a lifetime! La Maesta was even more wonderful than we hoped for. The Villa is VERY comfortable, spacious and interesting...so much history! The grounds were fantastic! The pool, the flowers, and all of the little treasures we found tucked here and there were amazing. There was not one single thing that did not live up to our dreams of a Tuscan vacation. Alex and Massimo (and Federico, of course) are so gracious. Do not skip the possibility of a meal prepared by them. WOW! We loved our first night meal so much that we asked them to prepare our last night's meal! And do explore the area vineyards and olive groves. We especially loved the oilo from "La Pieve" (and the wine from anywhere!). If you are looking for a vacation "under the Tuscan sun" look no further. We will definitely go back. We can't wait!

Wonderful owners,lovely villa on the edge of a nice small village with an excellent restaurant,butcher shop,bakery,grocery store and two cafes.A great base from which to tour Tuscany. Our group of five couples are already planning our next vacation to see Alessandra ,Massimo and their son.

This Villa is extrodinary. Alessandra and Massimo, the owners, were extremely gracious hosts. They cooked us a wonderful dinner on two seperate nights. The Villa was spotless and beautifully furnished. The nearby town is a charming place to visit. The restaurant La Cantina in the town that is walking distance from this villa was excellent. The Villa is magnificent. The only concern about this Villa is that we didn't ever want to leave.

Le Cantine restaurant was great! Our group of 9 ate there most nights and never had a bad meal. Very friendly staff/owners. MEASTA is a wonderful place!!

We really loved the villa -- it is beautiful. We especially enjoyed the outside eating area with the barbecue. The pool added a lot of enjoyment to the villa. Also, I reserved a chef and later learned it was the owners of the villa. The meal was wonderful and we were perfectly satisfied, it just would have been nice to know that is what we were getting.
